Without going into too much detail, we will be terminating our lease at our new flagship brewery/distillery as soon as January of 2023.  We will be looking! for an established brand with strong financial backing to take over the facility and assets (not the business).  We are located at 100 Hooper Street, in the heart of San Francisco's Mission Bay District, and are on the ground floor of the Adobe Headquarters.  

Our retail operations currently generate between $200k-500k per month in gross reveneus, and the following will stay in place with the purchase.  

Full Facility: 

17,500 square foot mixed production/retail space with mezannine.

ABE four vessel 30 BBL brewhouse


14x 60 BBL FV Unitanks

775 gallon copper pot still manufactured by Forsythe

300 gallon copper pot still manufactured by Artisan Still Design

Cask Canning Line with Labeler

2x 1.5m BTU boilers

Chemical water treatment system with top off tank

RO system with top off for tanks

Glycol Chiller + 500gal collection reservoir

Large Walk-In Cooler (30'x30')

2x Semi-private billiards rooms

1 large dining room

3x fully constructed bars

3x parklets 

Mezzanine with satellite bar and seating for groups of 70

Beer garden with heat lamps and seating for up to 70

Full facility capacity is 400 guests

Full three line kitchen with separate walk-in

Draft system from main cold box with 20x taps + dual mirroring tower



General Terms/Pricing: 
This project was a roughly $11m build, including around $3.5m in FF&E.  
The new tenant will be able to negotiate lease terms, abatement, and TI directly with Kilroy Realty.  
We are assisting with finding a buyer for the assets (not the business)
