I went to the City of Dallas building inspection office with a floor plan of a space I'd like to lease, to get a ball park estimate of all the things I'd need to make the building code compliant. Some interesting things came up...

    1) The inspector I spoke to told me he'd need quantities of all products I'd be storing on site, including malt, corn, and sugar. Should have thought of that, but didn't. He also mentioned only allowing certain quantities per control area...how much sugar/grain are you all storing in one location? I am doing rum, hadn't thought that sugar or molasses storage would be an issue at all. Planned on keeping it in the tasting room area.

    2) My space is 2000 sqft. Will be divided into roughly 1/3-2/3...one section will be F-1 or course, the other he said would either be A-2 or B. With B I wont need sprinklers, but I'd only be allowed 735sqft for the tasting room. BUT, I read after our meeting that A-2 has some exceptions where I wont need sprinklers, ie, less than 100 people load, less than 5000sqft, etc. Anyone using that exception as an A-2 with no sprinklers? Before you ask, sprinklers aren't really an option in this location due to cost for the utility work.

    3) The space operated as a hair salon and most recently as a smoothie shop until very recently. It only has one bathroom. He told me I'd have to install another bathroom and make them both ADA compliant. If the other two places, esp the smoothie shop, were operating with one restroom, why couldn't I?

    4) He mentioned something about dust hazards due to the sugar involved in my process of building inspection Perth and wanting some report saying the dust was less than 5 microns.

This is beginning to sound REALLY fun.

    All insights appreciated. Thank you.

Hello. What good experiences have you had with Building Inspectors? What bad experiences have you had? What could an Inspector do to make your interaction with them better? How do you react when they point out that your project does not meet the specs as specified on the approved plans? If you are or have been a Building Inspector, what do you see that a BI could do better? Thanks!

We are looking to purchase another bottle filler. We currently use the Enolmatic volumetric filler. It works really good but the filters are pretty expensive. It's much faster and works better than the old gravity filler we use to have (which was slow and we could never get a good seal during filling).

Asking for your experience/suggestions on a great bottle fillers to consider. Price, ease of use/maintenance, reasonably priced filters & parts.

Also, any suggestions on complete filler lines (filling, corking, shrink, labling) you use or have used? Are they worth the cost? Are they accurate and reliable liquid filling machine?

    Thanks!!!

Looking to see what are the thoughts on bottle fillers .
At present i either bottle from FV with drops or i just fill bottles from my tap , which is easier but obviously they do not keep.
So which is the best value bottle filler and easiest to use and clean ?
    1 Cheap Aliexpress Blichmann copy
    2 Blichmann beer gun 2
    3 Tapcooler
4 Cheap Aliexpress counter pressure filler.
Or are there any other suggestions .

    Thanks in advance

Ok as we sit here on the cusp of federal regulation of adult use marijuana. A dozen or so states already legal prolly another 6-8 this year. I highly doubt that THC and alcohol will ever be allowed in the same bottle. That being said I know there is a lot of hemp products already out there. We are looking at a few hemp beer recipes on our brewery side.

is anyone here doing any of that yet ? How about terrines ? As those flavor profiles become available I would like to start playing with them. If anyone here is doing. Were are you sourcing  your terrines. I have found a few companies out there that sell terrines. Not just cannabis terrines but any terrines really. In the mash or infused ?I have been speaking with folks around the local market everyone is split on what they think it is going to do to the industry. I think it ll make us better. I really don’t see us losing a substantial amount of business to that industry of Brooks weed dispensary. I think there will be a lot of opportunity for cross over, such as terpine infusions and brewing.

I smoked when I was 13-14. The very first time I got high as a kid is a story for another time. I quit when I was 14 and started again when I was 21. I'll never, ever forget the experience I had my first time smoking weed after 7 years off. I was literally tripping. It felt the way a lot of people describe psychedelics. I thought something had gone wrong and freaked out. I can say it changed my life forever. I met up with three buddies in one of their garage, two veteran smokers. They smoked bowls and only let me take 3 hits, I remember specifically they wouldn't let me take more. I started feeling it. After about 15 minutes I was laughing and 'high'. It kept getting stronger and I didn't hit my peak until around 40 minutes after I smoked. It kept getting stronger. I kept getting higher and I got this hot feeling in my stomach that I couldn't get rid of. I was freaking out about having to drive home and about having to see my parents the next day and looking all weird. I started freaking out about all kinds of stuff. My social anxiety wasn't there I was too high to be self conscious. We just sat in the garage, listening to metal and smoking cigarettes. A song that was only 3-4 minutes felt like 3-4 hours and I kept getting lost and coming back, remembering the song was still playing and it felt like it'd been hours since it started. At one point I didn't feel like i was in control. The 'trip' fastened itself to my brain and wouldn't let me divert my mind to anything else but it. All I could think of was how unbearably stoned I was and the whole time wishing it would end. It was like a floodlight in my face. I had some really weird experiences that night I'll never forget. I still look back at it, five years later. My buddies told me they were starting to get nervous because I was so nervous and they didn't know what I'd do, and that I was acting like I was on acid or something. My eyes were marooned, puffy and I looked like a zombie. Socially smoking brought my 'personal tolerance' up over the next while. I don't hang out with those buddies anymore and I kind of miss them. We still talk sometimes but that's it. Lately in spite of smoking every day my tolerance is getting nearer to the point it was when I started five years ago. I always thought if anything the weed would get less powerful as you age but maybe I'm wrong? ..

So, I'm having a little bit of moisture penetration up through my floor in the shop. The slab is only about a year old and is hand finished with large fresno trowels so it has a fairly smooth finish to it. So I've been looking at penetrating densifiers/sealers. There are a lot out there. I've found on the forum here a few posts regarding Concrete Sealers USA product PS104. Can anyone speak to the effectiveness of this product from their own experiences? Is there better product? I want to correctly seal the floor before I lay my racedeck.

    Hi All -

    I have a novice question...

When we received our still (800 Liter) didn't have temperature ports in the heads of the dephlegmator or product condenser so we added ports for the temperature probes (1/2" NPT). Is it necessary to grind and polish the welds or is a good cleaning and passivation adequate? I wanted to ask before we put this back together. I have attached pictures.

    Thanks!

    welding atlanta

Are any of you guys familiar with trigger welding?  One of the members on our team this year builds rock crawlers and he trigger welds all his frames.  I have never heard of this before but I don't know much about welding either.  He said if you turn the heat up then the penetration is just as good as running a continuous bead but I'm still skeptical about how its just as strong as traditional MIG welding?

This is utter and complete hogwash.

A solid business plan and decent personal credit history will get you into an SBA loan with no trouble at all. Yes, some banks won't do SBA for < 2 years in operation but many will. Start with banks that have a local presence in your area. Also, US Bank is one of the big ones that is quite bullish on startups. SBA requires 15% owner equity for startups but that means you're good for $1M with only $150K in.

Of course, don't expect to be greeted with all handshakes and smiles with a 3 page vision statement. You need to know accounting inside and out, because the bankers sure will. They can sniff out unrealistic cash flow expectations in seconds and show you the door. My business plan was two years in the making and over 50 pages long. My full SBA package was well over 100 pages.

I also disagree with the classical "double it" budget mantra. That simply means the business plan was unrealistic from the start. Yes, set aside some budget for contingencies, but don't guess numbers. If you have to guess, go ask someone. I *do* agree with the double (or triple) the time needed. Like it or not, you'll be dealing with over-worked, under-paid government officials that have massive backlogs, from permitting to inspections, to licenses.

My best advice is "Don't quit your day job" until hooch is going out the door.

    commercial mortgage loan

Hi I’m looking at starting a small business and wondered if anyone could give me some advice and pointers on regards to obtaining a start up business loan. I require £15000. I currently work full time and have an average credit score. Would I need to provide a business plan? Would my personal credit come into play during my application? Can you recommend companies to apply with? Many thanks in advance

Thanks for the help.  Sounds like the heat exchanger in a loop going back to the reservoir would be a good way to go for cooling the condenser.  I could add a good fan and duct work to exhaust the heated air into the building in the winter or divert it outside in the summer.  I would also try to run hot water from the condenser to the cooker and an insulated tank for washing before needing to start cooling it.

Cooling the mash seems more difficult.  I could also recover the hot water from cooling the mash and put it into the insulated tank to use for my next batch in the cooker and washing.  Not throwing away heat is a good idea.   I wonder what kind of temperatures a pump can tolerate moving hot mash to a fermenter where it could cool on its own over a longer period of time?  I'm thinking about a 200 gallon cookers here so it's not that big.  Maybe the hot mash would need to be put into smaller tanks to allow it to cool better and then move it to a fermenter tank.

    geothermal in cold climates

I have been thinking about geothermal for a few years but last year the gas company put in a gas main on my street. Running the numbers I find that there is no way geothermal can compete with natural gas for heating purposes. However, I am left wondering if it could make sense to use geothermal for cooling only? Specifically I want to compare costs of open loop geothermal to a high SEER conventional AC system. I did a crude water quality test/calculation that showed neutral to mild scaling potential so I think I am good for open loop. My ground water temperature is about 55 degF so the compressor sizing should be on the small side since it won't have to do that much work. Anyone have experience with open loop for cooling only?

For the small portion of our concrete that we sealed, (curbed washout area) we used an epoxy paint intended for use in pools. The primer is water based and relatively benign, while the finish coat seemed to be a resin type base (much more nasty-smelling during application). Here are links to both products:

    Primer:

    http://www.ebay.com/itm/Epoxy-Swimming-Pool-Paint-Primer-1-Gallon-/200545427819?pt=LH_DefaultDomain_0&hash=item2eb170616b

    Finish coat:

For the rest of the concrete floor, we left it as it came. We try to avoid spills, but even a spill of 95% ABV doesn't seem to affect the bare concrete at all.

For the washout area, the health inspector did confirm that epoxy paint was approved. In Louisiana, the state health department also inspects on behalf of the FDA.

If you use this stuff, I suggest getting enough primer for several coats, as it can really smooth out any imperfections in the surface.
