  1. I have the grain Mill located in Portland, OR.  I am selling because I did not get my official distillery off the ground.  It new and in perfect working order.  I ran one bag or grain through when I received it to test it out, and nothing else.
     
    I wront stone Burr Mill and it's a Steel burr mill.

  2. Meadows 8 Inch Stone Burr Mill

    The 8 inch stone burr mill is mounted on the top of the steel table.  Flour falls from the mill housings through the 5 inch diameter outlet into your bag or brute.  The electric motor is mounted next to the stone burr mill on the top of the table.  A guard covers the belt drive.  The dimensions of the Assembly C are 34 inches (length) x 32 inches (width) x 57 inches (height).  Comes with the 24" steel casters.

    This is brand new. Ran 10 pounds grain through it once just to test it out when it arrived.  This will grind anything from a roller mill gentle crack of the grain or a hammer mill- flour  total adjustment at your control.

     

    Purchased with shipping for about $3500- selling for $2500

  3. I have a 300 gallon copper and SS Still for sale.  Never used as I wasn't able to get distillery off the ground :(
    2 plates, all with CIP and bypass
    Dephlegmator, electronic water controls flow
    oil jacketed.
    It's just over 12' height, 12" column.

  4. Hi, We have a 4 plate 330 gallon new Still for sale.  This is new and we have another we are using for our needs.

    Column is Copper with 4 bubble cap plates.

    All 4 plates have bypass valves plus built in CIP

    This is oil jacket, electric heat SS jacket.

    Has magnetic temp control computer, i.e. you set the desired temperatures and it'll automatically adjust water flow to maintain perfect  and consistent temp for consistent proof of spirits.

Hi, not sure if you have moved ahead with your investment, but I think there are some more important questions to ask that don't have much to do with the mortgage and interest rate, and that's defining your return on investment.  If you spend 450K on the business, can the profits from the business support the payment of that loan?  If so, what is the margin left after the payment, and what's your expected return?  10% would be a typical minimum you'd want.

    Kannuk above hit some points well, and most of these can actually be preformed through doing some pivots with a little data analysis. Look at sales, revenue, and net profit.  3 million in revenue might sound enticing, but that doesn't mean the business doesn't actually lose money.  Best of luck!

  7. This is a tough one mate.  valuation on a startup distillery is hard because of the shear time it takes from "start" to actual "sales".  A couple things to consider are:

    1. What do you bring to operation?  In terms of time and money.

    2. What does other person bring to table? Are they putting in time?  how much money?

    Pre-startup and revenue is almost impossible to decide, but time and money are the metrics.
